Design Process Meeting

INITIAL CONSULTATION

  • We meet with you at your home regarding your project needs.
  • Discuss design ideas, objectives and “ballpark” investment of design and construction.

PHASE 1: Preliminary Project Design & Development

DESIGN RETAINER

  • When budget range and project parameters are understood, Designer sends Design & Development Retainer to client
  • Take “As-built” measurements and photos
  • Create As-built drawings and new preliminary design plans (2-3 options)
  • Make general material suggestions for design direction
  • Begin preliminary budgeting

PRELIMINARY REVIEW

In our office

  • Review preliminary design plans
  • General material concepts reviewed

DESIGN REVISIONS + Preliminary Budget

  • Client feedback
  • Any known selections are incorporated into the plans
  • Preliminary Scope of Work is written
  • Create Preliminary ESTIMATE

BUDGET REVIEW MEETING

In our office

  • Updated design and budget reviewed
  • Approve or suggest modifications to Project Scope, Budget and Drawings as needed to meet client parameters.
  • Value engineering

PHASE 2: Final Project Design & Development

COMMITMENT AGREEMENT

  • When Preliminary Estimate range and project parameters are understood client
  • Signs Commitment Agreement with 10% deposit of Estimated Budget to go towards Construction Costs
  • Metke secures a place for the Project in its schedule

JOB-SITE WALK THROUGH

In your Home

  • Designer, Project Coordinator, Production Manager, subcontractors meet to review the project, plans and Scope of Work.
  • Any job-site challenges are identified, specifications and plans are then revised as needed.
  • On site hazardous materials samples taken.

CHOOSING MATERIALS & FIXTURES

In our design studio or supplier showroom(s)

  • Specific choices of products, materials, colors, etc.
  • Write final Scope of Work, Material Specifications, review options to price, create final construction budget

SIGNING THE CONTRACT

  • Final, plans, scope of work, specifications and construction contract are reviewed and signed
  • Job start date is confirmed
